PLNAPP2012-00508 Utah Metal Works Appeal - Dale Gardiner, on behalf of Utah Metal Works, is appealing an administrative decision regarding the property located at approximately 709-853 West Everett Avenue holding that the property is not in violation of Section 21A.28.0103b of the Salt Lake City Zoning Ordinance regarding screening and stacking requirements for outdoor storage. The applicant contends that an additional sign should be allowed since it would be permissible if the property were subdivided in half. The Salt Lake City Zoning Ordinance limits the surface coverage of all principal and accessory structures to 40 percent of the lot area. Constructing this building would put the property at 44.8 percent coverage. Additionally, a primary detached accessory building in the district is limited to 480 square feet.
