PLNSUB2008-00232- Stratford Avenue Condominium Subdivision - A request by Adam Nash for six unit residential condominium development located at approximately 828 East Stratford Avenue.  The subject property is currently undeveloped and located in an RMF-30 (Low Density Multi-Family Residential) zoning district in Council District 7, represented by Soren Simonsen. Action Taken: Approved with Conditions:

1.  Approval is conditioned upon compliance with all departmental comments as outlined in this staff report.  If during the building permit review process, additional requirements are stipulated by the Building Department, the applicant shall satisfy said requirements prior to the recording of any approved final condominium plat.

2.  The Petitioner shall submit, within 18 months from the date of preliminary approval, for Final Plat approval with the Salt Lake City Planning Division, which is necessary to prepare a recordable final plat with the Salt Lake County Recorder’s Office.  The final condominium plat submittal shall conform to the requirements of Chapter 21A.56 of the Zoning Ordinance – Condominium Approval Procedure.

3.  The Declaration of Covenants must be approved by the Salt Lake City Attorney for compliance with State of Utah and Salt Lake City Code requirements. 4.  No condominium shall have final approval, or shall said units be sold, until the final plat mylar has been recorded with the Salt Lake County Recorder.

1.    PLNSUB2009-00252 TSB Foundry Preliminary Subdivision - A request by Sok Tann and Buoy Ly for a minor subdivision to create two lots located at approximately 736 West 1390 South.  The subject property is located in an M-1 (Light Manufacturing) zoning district in Council District 2, represented by Van Turner. Action Taken: Approved with Conditions:

1. Approval is conditioned upon compliance with all departmental comments as outlined in this staff report.  If during the building permit review process, additional requirements are stipulated by the Building Department, the applicant shall satisfy said requirements pior to the recording of any approved final plat.

2. 2. PLNSUB2009-00248 Capitol Theater Preliminary Subdivision

 

A request by Salt Lake County, represented by Lee Colvin, for a minor subdivision to create two lots located at approximately 50 West 200 South.  The subject property is located in a D-1 (Central Business District) zoning district in Council District 4, represented by Luke Garrott. Action Taken: Approved with Conditions:

1. Approval is conditioned upon compliance with all departmental comments as outlined in this staff report.  If during the building permit review process, additional requirements are stipulated by the Building Department, the applicant shall satisfy said requirements prior to the recording of any approved final plat.

2. 3.    PLNPCM2009-00266: 2864 S Melbourne St Utility Box A request by Qwest Corporation for a conditional use for two ground-mounted utility boxes located at approximately 2864 South Melbourne Street.  The subject property is located in an R-1/7,000 (single-family residential)  zoning district in Council District 7, represented by Søren Simonsen (Staff Contact: Michael Maloy at 801-535-7118 or michael.maloy@slcgov.com)

 

Action Taken: Approved with Conditions:

1. All necessary building permits for these structures shall be obtained from the building department prior to installation of the structures;

2. Applicant shall comply with all City department and/or division recommendations found within Attachment D of this staff report;

3. Applicant shall restore the site to existing conditions following construction; and

4. Provide screening for the ground mounted utilities in compliance with City Code 21A.40.160, Ground Mounted Utility Boxes.

 

5.    PLNPCM2009-00583: 1812 S West Temple Utility Box A request by the Housing Authority of Salt Lake City for a conditional use for seven ground-mounted utility boxes located at approximately 1812 South West Temple.  The subject property is located in an RMF-45 (Moderate/ High Density Multi-Family Residential) zoning district in Council District 5, represented by Jill Remington Love (Staff Contact: Michael Maloy at 801-535-7118 or michael.maloy@slcgov.com)

 

Action Taken: Approved with Conditions:

 

1. All necessary building permits for these structures shall be obtained from the building department prior to installation of the structures;

3. Applicant shall restore the site to existing conditions following construction; and

4. Provide screening for the ground mounted utilities in compliance with City Code 21A.40.160, Ground Mounted Utility Boxes.
