(Rezoning property located at 499 North Redwood Road Pursuant to Petition No. 400-94-7)
AN ORDINANCE AMENDING SECTION 21.14.020 OF THE SALT LAKE CITY CODE RELATING TO ZONING AND FIXING OF BOUNDARIES OF USE DISTRICTS PURSUANT TO PETITION NO. 400-94-7.
WHEREAS, in response to rezoning petition No. 400-94-7, the City Council of Salt Lake City, Utah has held public hearings before its own body and before the Planning Commission, and has taken into consideration citizen testimony, filing and demographic details of the area and the Master Plan as part of its deliberation. Pursuant to these deliberations, the Council has concluded that the proposed chage of zoning for the property located at 499 North Redwood Road is appropriate for the development of the community in that area; and
THEREFORE, the City Council of Salt Lake City, Utah hereby adopts the following amendments to the Use District provisions of Title 21.
Be it ordained by the City Council of Salt Lake City, Utah:
SECTION 1. That the Use District Map, as adopted by Section 21.14.020 of the Salt Lake City Code, relating to the fixing of boundaries of Use Districts, be, and the same hereby is, AMENDED to read as follows:
Sec. 21.14.020. Boundaries of Districts--Use District Map Adopted.
That the following-described parcel of real property in Salt Lake City, Utah presently zoned Residential “R-l” is hereby rezoned Residential “R-2A” and the Use District Map is amended accordingly:
Beginning at a point on the North line of Morton Meadows Plat F, 70 feet West more or less from the Northeast corner of Lot 206; thence West 400 feet more or less to a point on the east line of Morton Meadows Plat H, Lot 234; thence North 480 feet more or less to a point on the east line of 500 North; thence East 400 feet more or less; thence South 480 feet more or less to the point of beginning.
SECTION 2. CONDITIONS. This ordinance shall not become effective until the Mayor has certified that a building permit is ready to be issued based upon an approved planned unit development.
SECTION 3. EFFECTIVE DATE. This ordinance shall take effect immediately upon the date of its being first published and recorded with the Salt Lake County Recorder. The City Recorder is instructed to not record or publish this ordinance until the Mayor has certified that the condition specified in Section 2 above has been met. In the event that the condition has not been met within one year from the date of this ordinance the Mayor may extend the time for performance by an additional year. If the condition has not been met within the time permitted by this ordinance the City Recorder is instructed to not record or publish the ordinance, which shall become null, void and of no effect.
